Leo Program — Lease To Own Opportunities

Lease to Own Housing — CRHDC provides affordable rental housing for working families, seniors and the disabled. With our LEO program: Learn how to manage money and credit, Earn equity toward purchasing your home and Own your home in less than 2 years.

Many neighborhoods and cities are struggling with destabilization caused by the number of foreclosed homes that are vacant and neglected. LEO addresses this issue by purchasing vacant and foreclosed properties, fixing them up, and putting potential owners into the homes. Not only does LEO address the "aesthetic" issues, but also LEO stabilizes the community by maintaining property values and the tax base.

A large number of households are burdened with credit, expense, and income issues. LEO helps people address these issues through the “My Money” class - which provides information about developing a budget, repairing and maintaining credit, and financial planning. LEO also provides regular financial counseling to support clients' efforts.

In today's economy, low-moderate-and-middle income households find it difficult to save funds for a down payment on a home. LEO enables them to earn up to $7,500 in sweat equity toward the purchase of a home. LEO participants assist with the rehab of the home, providing the labor for a variety of supervised tasks, for which they receive credit toward the purchase of the home.

With the help of LEO, households become mortgage-ready during a period of up to two years. During this time they live in the home and pay rent. Unlike other programs that have a set period of time during which the household MUST rent (up to 15 years in some programs), with LEO, as soon as the household becomes mortgage-ready they are allowed to purchase the home at a pre-set, affordable price. LEO also provides access to a variety of affordable financing options.
